Roseland Real Estate Market

With the look and feel of a farm town a scant 20 miles from the bustle of New York City, Roseland is a very desirable, and for the most part affordable, place to live. Taxes are reasonable for the area: expect to pay about $7,000 per year on a home worth about $500,000.

It is a fairly active housing market with an excellent inventory of homes in the $500,000 range. There is also a good inventory of both single-family and condominium properties. Many homebuyers in Roseland migrate from other areas in northern New Jersey, mainly because of the value of the available real estate.

One of the factors driving housing demand in Roseland is the presence of a large number of office complexes and the headquarters of several major corporations located within the borough. Automated Data Processing (ADP), one of the world’s largest payroll processing companies, is located in Roseland and several major offices of Prudential Insurance.

Roseland Community Amenities

Roseland is a quaint hamlet about 20 miles west of New York City. The picturesque little town evokes images of Middle America—the ubiquitous Civil War monument in front of the town hall, flanked by a prim white church. The library and ball fields are nearby.

The roads in Roseland are winding and narrow, and it’s not uncommon to see wild deer grazing peacefully in someone’s front yard. It’s a small community—the high school, part of the Roseland School District, has about 500 students.

Despite its size, there’s plenty to do in Roseland and excellent shopping nearby. West Essex Park, a 1,400-acre preserve, is located in the westernmost portion of the borough and offers golf, boating, and hiking. Roseland also has an active recreation program that provides tennis, baseball, soccer, and skating opportunities.

Residents enjoy the convenience of two malls—the Livingston Mall and the Mall at Short Hills—both of which are less than 20 minutes from the borough center.
